Welcome to Captain Sweetser’s Inn!
We strive to provide our guests with an exceptionally safe and friendly experience. The following Inn Rules have been established based on industry standards, management and operational procedures, and our personal experience of owning and operating Captain Sweetser’s Inn since 2017.
These Inn Rules are considered a part of our reservation agreement with you. By reading and signing your registration, you – as our guest – are agreeing to abide by all of our Inn Rules, terms and conditions and procedures. These rules are presented here to help promote our guests’ safety and enjoyment and to ensure that each guest is aware of the understandings between Captain Sweetser’s Inn and the guest. Our rules may change from time to time, so please be sure to review them prior to each registration/visit.
Guaranteed Reservations
All reservations must be prepaid by a guest 21 years and older. We accept Venmo, Zelle, PayPal, Square, cash/check, Mastercard, Visa, American Express and Discover. Foreign currency is not accepted.
Reservations must be cancelled 48 hours prior to your arrival date (ET), to avoid a one (1) room night cancellation fee. Reservations will be held until 11 a.m. the morning following your scheduled arrival date.
If you have not checked in by that time, a “no-show” charge of one room night, plus tax will be charged to your credit card and the balance of your reservations will be cancelled. (NOTE: This means a total of two-nights stay.) Captain Sweetser’s Inn is not responsible for weather conditions, personal emergencies or schedule changes and will not assume one of these situations is the reason for delays/no-shows.
Check In and Requirements
Rooms are available at 4 p.m. ET. Guests must be at least 21 years of age to check in at Captain Sweetser’s Inn. In the interests of security and to prevent fraud, guests are required to confirm their identity by providing their valid government issued photo identification (state driver’s license, passport, etc.) at check in.
We require valid contact information from the guest making the reservations including first and last name, address, phone number and digital signature (on registration form).
Early Check In and Pre-registration
Early check in is offered based on availability. If you require a guaranteed check-in for arrival prior to 4 p.m. ET, full payment will be required. Please contact one of the Innkeepers directly to make your request prior to your arrival (602) 380-1461.
Checkout and Procedure
Please be sure to check-out with one of the Innkeepers, by 11 a.m. ET so that housekeeping may begin cleaning your room as soon as possible. If you require a later check-out, please contact one of the Innkeepers prior to the day of your departure and we will do our best to accommodate your request. An additional day’s charge may apply for late check-out without prior approval.
Guests who checkout after 11 a.m. ET and/or prior to their scheduled departure date are subject to an early departure fee of one night.
Reservations/Payments for Guests by Private Third Parties
Generally, third party payment is not permitted. In the case of paying for a family member (over the age of 21) when you will not be physically present at the Inn, we require prior completion and approval of a Credit Card Authorization form including a copy of your driver’s license and the front and back of your signed credit card. You will be responsible for any and all damages and loss. We reserve the right to refuse reservation at any time for any reason.
Credit Card Authorization by Corporate Third Parties
Please contact Captain Sweetser’s Inn 24 hours prior to guest’s arrival to request a credit card authorization form. We are open 8 a.m. to 7 p.m. ET and can be reached at (602) 380-1461. We must receive the information by email at captainsweetsersinn@gmail.com and process the approval for your reservations prior to the guest’s arrival.
Gift Certificates and Prepaid Bookings
Please contact the Inn directly at (602) 380-1461 to purchase or redeem gift certificates. Unless the transaction takes place directly at the Inn, pre-paid bookings require a credit card authorization form to be completed and emailed to the Inn at captainsweetsersinn@gmail.com. This form is available by calling the Inn directly.
Inn Rates
All rates are quoted in United States currency. Rates may increase without notice. Rates as advertised on any website or promotional material are subject to change at any time and may increase or decrease at the Inn’s discretion. Rates are based on standard room (1-2 occupancy) and small suite (1-6 occupancy) and are subject to availability.
Check Cashing
We do not provide check cashing services. The closest bank is within walking distance of the Inn.
Connecting Room Policy
Connecting rooms are subject to availability and can only be booked together through the Innkeepers. Guests with a pet requesting a connecting room will be assessed a $25 per pet fee for both rooms. The following connecting combinations are available.
- Upstairs – Connecting small suite, which consists of two queen beds in The Tribou and a double and twin in The Buck.
Discounts
We do not offer discounted room rates for participation or employment in organizations such as AAA, AARP, government employees, etc.
Cancellations
Captain Sweetser’s Inn is not responsible for weather conditions, personal emergencies or transportation schedule changes. Reservations can be cancelled up to 48 hours prior to your arrival date in order to avoid a one (1) night full room cancellation fee. If reservations are cancelled less than 48 hours before the arrival date, your credit card may be charged the full room charge. If you are staying more than one (1) night, only the first night will be charged. If you cancel any reservation, you must obtain and save the cancellation number for your records.
No-show Charges
Again, reservations must be cancelled 48 hours prior to your arrival date (ET), to avoid a one (1) room night cancellation fee. Reservations will be held until 11 a.m. the morning following your scheduled arrival date. Failure to check in on the scheduled arrival date for a reservation guaranteed with a credit card will result in a no-show and your credit card.
Captain Sweetser’s Inn is not responsible for weather conditions, personal emergencies or schedule changes and will not assume one of these situations is the reason for delays/no-shows.
Visitors
No visitors are permitted in the House after 10 p.m.. Visitors must notify one of the Innkeepers upon their arrival and always must be accompanied by the registered guest. Visitors are not allowed to use guest amenities. As a registered guest, you are responsible for your visitor at all times.
Group Reservations
Large group/block reservations must be cancelled eight (8) weeks prior to arrival date. Reservations cancelled after that date may be charged one (1) full room charge for each room reserved and the balance of their reservations cancelled.
For larger groups, school trips, sports/ski teams, weddings, special events, etc., please contact the Inn directly for current House Rules. Schools, sport/ski teams are directed to also review their specific school or sport organization Code of Conduct.
Do Not Disturb and Access to Rooms
Our Innkeepers are required to enter the room at subsequent times to check for safety and verify the condition of the room. Our Innkeepers reserve the right to enter a room for reasonable purposes such as an emergency; housekeeping; maintenance; to verify that the room, its furnishings and mechanical equipment are intact; or to address or prevent a violation of our Inn Rules. In the event of suspected illegal activity, management reserves the right to summon law enforcement to aid in the eviction of guest(s).
A guest’s right to privacy ends when an Inn Rule is broken. Law enforcement will be granted immediate access to Inn property and rooms of evicted guests.
Children
Well behaved children of all ages are welcomed. Children aged 17 and under stay for free when sharing a room with one or more paying adult(s), as long as it’s within the maximum occupancy rules (see below). As the parents, guardians or chaperones of children, you are personally and legally responsible for, and must supervise them, at all times. For safety reasons, please do not leave children unattended in guest rooms or allow them to roam the Inn property unsupervised.
Pet Guests
Captain Sweetser’s is a dog-friendly inn. Unfortunately, no other pets/animals are permitted. If you are traveling with dogs, please let us know how many and the breed in advance. There is a $25 per dog, per room incidental fee due at the time of registration.
As a dog owner, please be considerate of our property and other guests, and follow our pet policies below to ensure a smooth, worry-free stay.
- All dogs registered must be declared at check-in. Failing to do so may result in additional fees.
- All dogs must be fully trained and appropriately restrained (leashed) by their human while on the Inn property, unless in the guest room.
- Dogs must not be left unattended during your stay.
- Additionally, dogs are not allowed in any food or beverage area. This exclusion does not apply to Guide Dogs.
- Guests are responsible for cleaning up after their dog while on Inn property.
- Any disturbances such as barking must be curtailed to ensure other guests are not inconvenienced.
- Guests are responsible for all property damages and/or personal injuries resulting from their dog.
- Guests agree to indemnify and hold harmless the hotel, its owners and its operator from all liability and damage suffered as a result of the guest’s dog.
- The Inn reserves the right to charge the guest’s account commensurate to the cost of such damages.
- Leashed pet are welcome in all Maine state parks and campgrounds, except Baxter State Park and Sebago Lake State Park campground.
- Acadia National Park offers a variety of dog-friendly trails, many under two miles, with views that are tail-wagging good.
- If you’re looking for an easy hike, ocean views, and some birdwatching, the Ship Harbor Trail is a great option.
Maximum Occupancy
Room occupancy requirements are based on fire code/fire safety restrictions. Standard Room maximum occupancy is 2-4 and Small Suite maximum occupancy is 6. If you exceed the maximum number of guests allowed, you will be asked to rent another guest room for proper accommodations or vacate the Inn.
Room Keys
Only one (1) room key will be issued to the registered guest who signs the registration upon check in. No room key will be issued to anyone under 21 at any time. The ID you checked in with will be required if you lose your key and require a duplicate. There will be a charge of $50 for loss of the key. Please return room keys to one of the Innkeepers at checkout.
Breakfast
Our breakfast is free to registered guests only. Visitors may join a registered guest for breakfast at a price of $6 per person.
***Consumer Advisory: The Department of Public Health advises that consumption of raw or undercooked foods of animal origin, such as beef, eggs, fish, lamb, pork, poultry or shellfish, may result in an increased risk of foodborne illness. Individuals with certain underlying health conditions may be at higher risk and should consult their physician or public health official for further information.
Housekeeping/Linen Change
Your comfort is very important to us. For guests staying multiple nights, bed linen is changed based upon your request. Used towels are exchanged for fresh towels based upon your request. Please contact one of the Innkeepers if you have any additional questions or concerns.
Free Wifi Access
Access to our WiFi is free for our registered guests. The Inn WiFi access code is subject to change without notice. WiFi signals are subject to change without notice depending on the room’s location, the status of our WiFi-equipment and interference from other local wireless signals. Captain Sweetser’s Inn assumes no liability for guest use.
Smoking Policy
Captain Sweetser’s Inn has been 100% smoke-free since 2017. For the safety of our guests, we ensure that our facility is not exposed to items or actions that create an odor which may be unhealthy and/or objectionable to our guests and staff. Since is difficult to remove smoke and many odors from the air, carpet, walls and furniture, we do not permit smoking tobacco, marijuana, e-cigarettes, vaping, liquid nicotine cartridges, hookahs, incense, cooking, cigars, pipes, candle burning, the use or diffusing of patchouli oil or other strong-smelling plant-based essential oils or synthetic products in our Inn.
Rooms are cleaned and inspected prior to check-in and after check-out and a detailed log is maintained on each room’s contents. Rooms are rented to guests in appropriate condition without any prohibited odor. The Innkeepers are trained and skilled in identifying the odors from prohibited items. If our investigation concludes that you have smoked in your room, cooked or brought a prohibited item into our facility, you will be fined and evicted without any refund.
Guests are encouraged to notify one of the Innkeepers immediately if they smell cigarette, marijuana or other objectionable odors. This policy is not intended to stop people from smoking, but to be considerate of how smoke and certain odors affect others. Violators of any of the above will be charged an additional $300 cleaning fee and the guest may be evicted with no refund.
Candles, Incense and Essential Oils
Candles, incense, essential oils (diffusing, vaporizing, etc.) also are strictly prohibited at the Inn. These items and activities will be treated as smoking; violators of any of the above will be charged an additional $300 cleaning fee and the guest may be evicted with no refund.
Cooking, Cooking Appliances, Combustibles and Fireworks
The safety of our guests, staff and this facility is extremely important to us. Except for the microwave and refrigerator units that the Inn provides, preparation of food in guest rooms by any type of cooking appliances is prohibited. A minimum fee of $300 will be charged for cooking in a room, including, but not limited to coffee makers, hot plates, toaster ovens, water heaters, rice cookers, open flames, barbecue grills, burners, heating appliances or any other items typically intended for cooking. Open fires, flames or cooking grills, either charcoal or gas and fireworks are not allowed anywhere on Inn property. A microwave is available 24 hours a day for all registered guests to use in our breakfast area.
Microwave and Refrigerator
Except for the microwave and refrigerator that the Inn provides, preparation of food in guest rooms by any type of cooking appliances is prohibited. Only The Ranger has a microwave and refrigerator. Use of the breakfast area microwave is provided to all registered guests 24 hours a day. We ask that you refrain from microwaving any pungent food (i.e. fish) as the odor is difficult to remove from fabric; and it may result in a cleaning fee being assessed. Most commercially prepared food intended for the microwave has not previously caused a problem, so we encourage that option.
Quiet Hours
The hours of observance are 10 p.m. to 7 a.m. If you become aware of a disruptive guest, please contact one of the Innkeepers immediately by phone or in person. Voices, or other devices must be kept at a respectful low level at all times. Doors should be opened and closed quietly. Additionally, no congregating or running in halls is permitted.
Lost and Found
Captain Sweetser’s Inn assumes no liability for lost, misplaced, stolen or damaged valuables or belongings. If you discover that you have left behind something of value to you, please call us immediately at (602) 380-1461 and we will try to assist you in locating your lost item.
Items left behind by our guests and found after departure by our Innkeepers will be collected, logged and kept in a secure location for collection by the owner for up to 14 days. Lost and Found records are retained for (5) five years and reasonable effort will be made to notify the guest that an item has been found. Perishable items, underwear and miscellaneous toiletries will not be kept, but immediately discarded.
In the event we have found your lost item, we are happy to return it to you via the United States Postal Service. Your credit card will be charged packaging and postage, plus a $10 handling fee and a separate receipt will be mailed to you. UPS or FedEx deliveries are not available.
Finally, Captain Sweetser’s Inn is not responsible for any item lost or misdirected during shipment by USPS. If this happens, please contact the USPS Customer Service Department at 1-800-275-8777.
Unclaimed Items/No Contact
If guest contact information is incorrect, the cell phone mailbox is full and/or we are unable to contact the guest during the 14-day holding period, the unclaimed item(s) will be thrown away, given to local organizations or disposed of accordingly by Captain Sweetser’s Inn.
Firearms and Weapons
The safety and security of our guests and staff is extremely important to us. Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff and owners and pertains to the presence of firearms and weapons on Inn premises.
Captain Sweetser’s Inn recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes. This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.
Since Captain Sweetser’s Inn is a private property, guests who are lawfully permitted to possess a firearm or weapon – and can show proof of ownership – may bring their unloaded weapon onto our Inn premises for storage purposes only, with the understanding that they are personally responsible for following:
- Guests must abide by all federal, state and local laws.
- Firearms and weapons must be appropriately registered.
- Firearms must be unloaded.
- No cleaning of firearms is permitted on Inn premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard-sided firearm container or a soft gun case provided by the guest at all times and clearly labeled with their name and contact information.
- Firearms and weapons of any kind are prohibited in all common areas and on the Inn property.
Guests who fail to abide by our Firearms and Weapons policy will be asked to leave the Inn premises, are subject to trespass and may be subject to further legal action. Exempted from this policy are law enforcement officers and designated military personnel who are on-duty and required to carry firearms in the performance of their duties. No exemption to this policy is allowed for private persons, even those licensed and permitted to carry a firearm openly or concealed under local, state or federal law, are exempt from this policy.
If a firearm is left on the property and we are unable to contact the owner, it is our policy to promptly turnover said firearm to the Searsport Police Department. Questions concerning this policy, or its implementation, may be addressed to the Innkeepers directly at (602) 380-1461.
Bicycles/Hoverboards/Roller Blades
Bicycles, hoverboards and roller blades are not permitted in guest rooms. Depending on available space, one of the Innkeepers will be happy to secure these items in our Carriage House. We assume no liability for theft, loss and/or damage for storing such items.
In Case of Emergency or Fire
Please notify one of the Innkeepers immediately and wait for further instructions. NOTE: The Inn is fully equipped with smoke detectors.
Damage, Tampering with Fire Detection Systems/Fire Fighting Equipment
Captain Sweetser’s Inn reserves the right to take action against any guest or visitor found to have tampered or interfered with any detection equipment throughout the Inn, including detector heads in public areas, guest rooms and fire extinguishers. Guests or visitors found to have tampered with any fire detection or fire-fighting equipment will be charged with any costs incurred by the Inn due to their actions and will be evicted from the Inn.
Depending on the severity of the guest actions, law enforcement may become involved at the Inn’s discretion. Should any firefighting or detection equipment proved to have been tampered with after the guest has departed, we reserve the right to charge you for damages and you hereby authorize us to charge your credit/debit card for damages incurred to your room or the Inn property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc.
No In-room Party
Captain Sweetser’s Inn enforces a No In-Room Party Policy to ensure we can protect the Inn and our guests at all times. No parties, loud disturbances and/or noise nuisance are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave the Inn Immediately, without refund. Registered guest(s) is responsible for all persons visiting.
Non-registered visitors are only permitted at the Inn until 10 p.m. If a guest is found with more “people” than listed on the guest registration form after this time your stay will be considered a party. You will be ordered to vacate the premises without refund and may be accessed a Guest Compensation Disturbance Fee.

Refusal of Service
Captain Sweetser’s Inn is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws.
Captain Sweetser’s Inn has a Zero Tolerance Policy. We will refuse to admit, service or accommodate any individual – and/or remove a person without refund – who refuses to abide by the reasonable standards and policies established by the state of Maine and the Innkeepers for the operation and management of this Inn.
Captain Sweetser’s Inn will refuse service or evict a guest for any of the following:
- Refusal or failure to pay for accommodations;
- Is under the influence of alcohol, drugs or any other intoxicating substance;
- Acts in a disorderly fashion as to disturb the peace of other guests;
- Is not in compliance with state liquor laws (groups/events);
- Is unable to properly supervise their children at all times;
- Seeks to use the Inn for an unlawful purpose;
- Seeks to bring into the Inn an unlawfully possessed firearm and/or explosive or hazardous or a toxic substance that is unlawful to possess and that may be dangerous to other persons;
- Destroys, damages, defaces or threatens harm to Inn property or guests;
- Causes or permits persons to exceed the maximum allowable occupancy of room; AND/OR
- Refuses to abide by the reasonable standards or policies established by Captain Sweetser’s Inn for the operation and management of our Inn.
Terms and Conditions
Captain Sweetser’s Inn makes its best efforts to ensure that all the information that appears on its website and in printed materials is accurate. However, no warranty, expressed or implied, is given that the information provided on this website is error free. Captain Sweetser’s Inn does not accept liability for any errors and/or omissions and reserves the right to change the information published at any time and without notice.
Online Presence
The links provided on the Captain Sweetser’s Inn website are for the convenience of site visitors and are provided in good faith. Captain Sweetser’s Inn does not accept liability for any third-party content or information that appears on our site, nor does it accept liability for any indirect or consequential loss arising connected with any of the above.
Illness, Epidemics and Pandemics
If you become ill during your stay, we ask that you notify the one of the Innkeepers ASAP. In the case of serious sickness, you may be requested to receive appropriate health care from a nearby healthcare facility and receive “clearance” to continue your stay at Captain Sweetser’s Inn. We may charge you a room cleaning fee as we deem appropriate under the circumstances.
When it comes to COVID-19, Captain Sweetser’s Inn follows all CDC guidelines and state of Maine requirements. We prefer that our guests are fully vaccinated. However, if you can show proof of a negative COVID test – administered within 48 hours of stay – Captain Sweetser’s Inn will honor your reservation, as long as you agree (in writing at the time of check in) that you will remain fully masked during the length of your stay. For the most current information and mandates/requirements for Maine, please visit maine.gov.
Infestation
The cleanliness of our rooms is extremely important to our guests. If you bring any infestation into your room or onto Inn premises, we will charge you for any and all costs and expenses, including immediate or urgent response requirements and loss of room revenue, that we deem necessary to address the infestation.
Parking
Parking for registered guest(s) is free, however, all vehicles are parked at the risk of the owner. All vehicle(s) must be listed on the registration at check in. Captain Sweetser’s Inn shall not assume liability or responsibility for any vehicle, occupants or contents while operated or parked on the Inn property. If a vehicle is left in the Inn parking lot after the guest has departed without the written consent of Captain Sweetser’s Inn, we reserve the right to have the vehicle towed at the owner’s expense. Vehicle repairs on Inn premises is prohibited.
Damage and/or Theft of Inn Property
All guests are liable for any damage – whether it be deliberate, negligent or reckless – to room(s) rented or to the Inn’s premises or property OR if said damage is caused by you or any person in your party, regardless or not if they are staying at the Inn during your stay.
Captain Sweetser’s Inn reserves the right to retain your credit card and/or debit card details as presented at registration and charge or debit the credit /debit card such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by Captain Sweetser’s Inn as a result of the aforementioned. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Inn property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting a specialist to make the repairs; and therefore, will make every effort to keep any costs that the guest would incur to a minimum.
Following checkout, if the Innkeepers find guest room(s) with waste strewn around, in complete disorder and/or “trashed,” guests will be subject to a maintenance, deep cleaning fee, administration fee and/or third-party fees.
Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, artwork, etc. will be charged at 120% of full and new replacement value plus any shipping and handling charges. Any damage to Inn property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, or if the credit card company denies charges, criminal charges will be pursued.
Mattresses/Bedding Damage
Damage to mattresses and linen – including towels, mattress pads, sheets, bedspreads and blankets – resulting from the use of body oils, make-up, shoe-polish, etc., will result in a charge for the special cleaning, repair or replacement of the damaged article.
Changes, Modification to Inn Rules
Captain Sweetser’s Inn reserves the right to amend, modify, change, cancel, vary or add to these Inn House Rules or the arrangements and content featured on our Inn website at any time without prior notice. Please check our website regularly for updates to Inn Rules. Any modification to these rules that occurs before your departure is considered a part of your reservations agreement with us. A copy of these Inn Rules is located on our website and available from one of the Innkeepers upon request.
Enforcement
Our Innkeepers are trained and required to respond to potential violations of our Inn Rules. Guests who refuse to abide by the reasonable standards and policies established by Captain Sweetser’s Inn for safety of all guests, staff, owners, property and the operation and management of the Inn will be evicted, immediately, with no refund. In addition to the room charge, a minimum $300 fee per room will be charged for infraction(s) of our Inn Rules.
